It uses real Canadian mortgage math — the stress test, GDS/TDS ratios, default-insurance premiums and provincial land transfer tax — on the numbers you enter. It's as accurate as your inputs; a broker turns it into a lender-ready figure.
Is this a pre-approval?
No. It's an estimate built from what you tell us, using the federal stress-test and debt-ratio rules lenders start from. A pre-approval needs a lender to verify your income, credit and the property.
Does this affect my credit score?
