How accurate is the estimate?

It uses real Canadian mortgage math — the stress test, GDS/TDS ratios, default-insurance premiums and provincial land transfer tax — on the numbers you enter. It's as accurate as your inputs; a broker can review them, confirm the assumptions and explain your financing options.

Is this a pre-approval?

No. It's an estimate built from what you tell us, using the federal stress-test and debt-ratio rules lenders start from. A pre-approval needs a lender to verify your income, credit and the property.

Does this affect my credit score?

No. Nothing here touches your credit file, and nothing is sent to any lender.

What happens with my details?
